Creating options with different tax / shipping / download rules for one product

Hi, new to the community,

I have a website selling books, both ebook and softcover. I would like to set one product per book title and then give the costumer a 'radio' option (or the likes) to choose between ebook or softcover.

Three questions:

1. How to I set it up so that a product download is only available when customer chooses ebook ?

2. How to I set tax rules for same product to 'non taxable' for ebook option and 'taxable' for softcover?

3. Same with shipping. How to set it for shipping to no shipping based on option selected.
